HIPs

Why do you need Home Information Packs?

From 1 August 2007, the law requires homes in England and Wales to commission a Home Information Pack (HIP) before the property can be marketed.  The Hip lets buyers see important information on the property before the buying process.  This means that the buyer becomes aware of any problems before purchasing the sale rather than after.

What is a HIP?

The HIP contains the following documents. It is made up of required compulsory and authorised optional items.

Freehold properties

  • Home Information Pack Index
  • the new Property Information Questionnaire (PIQ), from 6 April 2009
  • Energy Performance Certificate (EPC) or Predicted Energy Assessment (PEA)
  • sustainability information (required for newly built homes)
  • sale statement
  • evidence of title
  • standard searches (local authority and drainage and water)

Leasehold properties

  • all the compulsory documents above
  • a copy of the lease
